Who Can Invest?

Both Accredited and Non-Accredited Investors can invest with us. So in short, EVERYONE.

How do I Invest?

First, sign up for our investor list at https://thecriterionfund.appfolio.com/im/investor/contact-us. We send out all of our investment opportunities to this exclusive list.

What am i investing in?

You will be buying equity interests in a Specific Purpose Entity (we use LLC's) for the sole purpose of acquiring one property. That means you are buying REAL PROPERTY and get the tax advantages of that. Appreciation, depreciation, more advantageous tax rates on long term capital gains, etc...

How do i report this on my taxes?

Since you are an owner of an LLC, which is a pass through entity, you will receive a K-1.

How often do i get paid?

When we purchase existing, cash flowing, property we pay out quarterly distributions. This can vary depending on our development deals since they don't all start producing cash flow right away.

How do i stay up to date on what is happening with my investment?

We send out quarterly updates complete with each month's property report along with a narrative from our Founders.

What is a preferred return and how does it help me?

A Preferred Return simply put is a preferential return to the equity contributed by our investors before Criterion takes a share of any profits.

Can i invest using my 401(k) or other types of retirement accounts?

YES! We can take most retirement accounts. Please email info@thecriterionfund.com to see if we can take yours!

How much money does Criterion invest in each deal?

Criterion typically invests 10%-30% of the required capital for each deal. This brings comfort to lenders and investors alike.

I received distributions but my K-1 is negative. Why?

Since we utilize cost segregation studies on our properties, we are able to front load the depreciation allowing us to shelter your distributions for the first several years of the investment.
