Acquisition Strategy

Criterion targets cash-flowing neighborhood and community shopping centers priced below replacement cost, often with below-market rents, value-add potential, and underutilized lease structures. We seek properties with outparcels that can be sold off individually and centers with gross or month-to-month leases that can be converted to NNN upon renewal—allowing us to boost NOI shortly after acquisition.

Our typical deal size ranges from $4 to $15 million. This range keeps us above most 1031 exchange buyers but below the radar of large institutional capital, giving us speed and flexibility in securing high-potential assets that fit our investment thesis.

Once acquired, we take an active role in repositioning each asset. We work alongside trusted local leasing and property management partners, occasionally managing properties ourselves, to enhance performance and tenant mix. Lease renewals are handled directly by our in-house asset management team, allowing us to push for market-aligned rents and maintain strong occupancy across the portfolio.

We don’t passively collect rent—we actively build value.
